Buyers FAQ’s

Should I talk to a lender before I start my home search?

Absolutely!  I frequently hear buyers say that they’re not concerned about financing because they have great credit.  Well that is a very good start, but there is so much more to the process. If financing is required for the purchase of your home knowing how much you can borrow and what to expect for mortgage payments is vitally important.  This knowledge can only be gained by speaking with a reputable mortgage banker or broker. They will gather information about your income, work history, current financial obligations and more. On top of all of that, if you find your dream home while we’re out looking (and that is my goal every time) you won’t be able to submit an offer until you have a preapproval in hand, losing precious time  and possibly allowing a “Not You” who was prepared to get your dream home.

How many homes can I look at?

The honest answer here is as many as it takes.  Popular real estate shows have given people the impression that you look at few homes then pick the best one from those…that is not the way it works.  Sometimes you will need to go out looking quite a few times before finding “THE ONE”, and that is okay.  But don’t feel like your wasting your time, each home we see gives me insight into what works for you, and what doesn’t.  I take finding the perfect home for you personally, and we will find it!

Are there first time buyer programs available?

Maybe.  In the mortgage world first time buyer usually means that you have not been a home owner in the last three years, this means that these type of programs are availble to buyers who don’t even consider themselves first timers.  However, most of these programs have a limited amount of funds available, so the quicker you get an application in the better. These programs are usually accessed through your lender so if your interested let me know right away, that way I can make sure your using a mortgage banker or broker who has these programs available

Can I get closing cost assistance?

Probably.  There are several ways to get assistance with closing costs, from grants available in areas of Brevard County, to lender programs that will assist buyers, even those who are not first time buyers.  Additionally, this is something we can negotiate into your offer, even with new listings the offer can be formatted to incorporate closing cost assistance.  Just ask me how.
